Dave Poe – Chief Operating Officer and Executive Vice President
Mr. Poe has over 25 years of project finance, capital structuring, due diligence, transactional and special asset experience. He has extensive experience in financial services and real estate development for public, non-profit and private clients. His principal responsibilities include managing the firm’s principal real estate investments including a 150-acre brownfield redevelopment in Central Ohio, managing the GSA contract to disposal of excess and surplus federal real property, and assisting public and private clients in financial and credit analysis primarily related to commercial real estate developments. He also manages business development to provide agency services and acquisitions strategies in the distressed commercial loan assets.
Prior to working with VRG, Mr. Poe was a Vice President of Grandbridge Real Estate Capital, the non-banking commercial real estate advisory subsidiary of BB&T. In this role, Mr. Poe provided service to public, non-profit and private clients in financing structuring, transactional advice and capital sourcing. During his 14 years with the firm, Mr. Poe was a principal advisor on over $1 billion of development projects with financing structures that included taxable and tax-exempt senior bonds, conventional senior loans, mezzanine and subordinated debt, grant funding and equity placements. Mr. Poe was principally involved in the structuring and closing of over $500 million projects of market rate and affordable housing projects with Fannie Mae, Freddie Mac and FHA.
Prior to working with Grandbridge Real Estate Capital, Mr. Poe was a Senior Asset Manager for Crown Northcorp, a rated special asset management firm primary formed in the early 1990s to assist the Resolution Trust Corporation with the US Savings and Loan crisis. Mr. Poe directly managed and disposed of over $600 million (book value) of sub and non-performing loans including management and dissolution of over 50 subsidiary corporations of failed banks in the Northeastern US. During his 7 years with the firm, Mr. Poe managed the distressed asset portfolios for other public and private clients including Fannie Mae, FHA, Related Companies, Lehman Brothers, Credit Suisse First Boston and Harbert Companies.
Mr. Poe received Bachelor of Science Business Administration, Marketing and Finance from Ohio Northern University.
